Several vacant downtown buildings have been coming down as part of a plan by the owner of Omni hotels to clear the land for parking.
J.R. Ramon and Sons Inc. is demolishing seven buildings for TRT Development Co., which owns the land and the Omni chain. The buildings include the 9,000-square-foot Stamp Works Building and the two-story yellow Guzman Building, both in the 800 block of Chaparral. Other properties near the bayfront consist mainly of houses.
The Guzman Building was the location of La Mexicana restaurant, which closed in 1989.
Most of the block area on Chaparral Street will be made into a gated, lighted parking lot for use by Omni Hotel employees, said Wayne Lundquist of Cobb-Lundquist Realtors Inc. Lundquist, a friend of Omni owner Robert Rowling, has brokered the downtown property for nine years.
The bulk demolition project came after three years of planning, Lundquist said. It wasn't until after Rowling purchased the Guzman Building last fall that the final piece of property needed to make the parking lot was in place.
Reverse mortgages in May
People 62 years old and older can apply for reverse mortgages as early as May, said Scott Norman, executive director of the Texas Association of Reverse Mortgage Lenders.
Reverse mortgages allow seniors to borrow against the equity in their home for additional monthly income. Texas voters approved reverse mortgages in November. Since then, lenders have been awaiting loan guarantees from the U.S. Department of Housing and Urban Development.
When the applications are available this summer, Norman said, he expects it to be a popular option, judging by the way his phone has been ringing. "I'm amazed at how many people call us on a daily basis," he said. The web site for more information is www.texasreversemortgage.com.
